Winter is what wears a perimeter seal out here. Sun and cold cycles harden the vinyl until it cracks, freezing rain glues the fin to the door so the opener tears it, and salty slush sits against the bottom of the jambs and rots the wood the strip is nailed to.   1. Probing the jambs and header

    The strip is only as secure as the wood behind it, so the jambs are probed with an awl along their length and especially the lowest part, where slush and salt sit all winter. Soft, dark or crumbling wood is marked for repair. The header is checked for sag and for gaps opening between it and the top section. Where the jambs are clad in aluminum or vinyl, the technician looks for what the cladding hides and for where the seal can be fastened through to solid material. This step often adds a splice of new lumber or PVC trim to the job, and it is what makes the new seal stay put.

  2. Replacing the wood stop with a one-piece vinyl stop

    When the old wood stop is cracked, rotten or buried in paint, it is replaced rather than covered. The one-piece stop, a rigid vinyl moulding with the flexible fin formed along one edge, is cut on a mitre saw to header and side lengths and fitted the same way, header first. It needs no paint, does not rot, and its fin and stop are one part, so the seal cannot peel away from the moulding. Corners are either mitred or the sides butted tight under the header with the fins overlapped. The result looks like fresh trim and works as a seal.

  3. A look round each season

    The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

My door was replaced last year. Does the perimeter seal need doing too?

Often, yes. A new door is sometimes fitted against the original wood stop and its old fin, and the new door may sit slightly differently in the opening, so the old seal no longer meets it. If daylight shows at the edges or the fin is hard and cracked, a new seal set against the new door completes the installation and matches the fresh look of the door.

Will a new seal make the room above my garage warmer?

It can help. Drafts around the garage door cool the garage, and the garage cools the floor above it and the wall it shares with the house. Closing the perimeter cuts those drafts, though how much warmer the garage runs depends on the door's own seal, the ceiling insulation and how the space is heated, not the perimeter alone.
